Update on the Proposed Kings Moat Local Centre
Interest in the proposed Kings Moat Local Centre continues to grow, with both residents and prospective business owners keen to learn more about the development.
The Kings Moat Community website was recently contacted by a prospective business owner seeking information about the planned commercial unit at the Local Centre.
Latest Position
The developer advised that:
- Planning approval is still awaited, with the application currently pending a decision from the Council's case officer.
- The final 1,200 sq ft commercial unit will not be marketed until construction is ready to begin.
- Construction is currently expected to commence in early 2027, subject to planning approval.
- Once work starts on site, marketing information for the commercial unit will be made available and shared through the Kings Moat Community website.
If you are considering opening a business at Kings Moat, construction is not currently expected to begin until early 2027, marketing information will be released nearer that time.

Local Centre at Kings Moat
It has been confirmed that Liberty Properties Developments (www.libertyprops.com) has been appointed by Redrow Homes to bring forward the site identified in their master plan for a Local Centre with a Care Home Development.
Background:
Liberty was established in Chester in 1988 and has a proven track record of delivering quality retail, commercial and care developments. Their landmark scheme is the 250,000 sq ft HQ development overlooking the racecourse.
The original outline planning consent for Kings Moat included a family pub but despite over 5 years of marketing there wasn’t interest from any pub operator for the site. This is disappointing for many residents as well as the developers
Outlook:
The proposed development will provide a high quality pre-let local centre together with a care home development.
Liberty will submit the planning application prior to Christmas, and anticipate this should be determined within 6 months.
The intention will be to develop the local centre and the care home. Liberty anticipate that the local centre should be completed and open for trade in Q2 2027 and the care home being opened in Q1 2028.
The local centre has already been pre-let to Sainsburys to provide quality retailing at Kings Moat along with a Costa Coffee and a local veterinary practice.
There is also a 1,200 sq.ft. unit available which will be marketed when the construction of the development commences. This could be used for a range of activities such as hairdressing, local café, restaurant or micro-brewery, for which there has been strong local interest shown.

The home will be operated by Berkley Care, an award winning and prestigious care operator, with an Outstanding CQC rating.
The home will meet a critical need for care beds in the catchment and serve an important role in the community with our ageing population.
The home will create 70 local jobs, providing economic benefits to Chester.
