As a community, we should have the power to decide who looks after our estate - and to make a change when things aren’t working.

Right now, RMG manage our estate, but they’ve consistently ignored concerns raised by the Residents’ Association, and many feel they’ve underdelivered while overcharging. If enough of us want a change, we should be able to make it happen - together.

RMG’s current contract requires 50% of all households on the estate to vote in favour of making any change.  In practice, this means that if people don’t vote, their silence is counted as a “no.” This makes it extremely difficult to change the management agent from RMG, even when there is clear support for a change.

The aim here is to amend a clause in the rules that govern how RMG operates. This amendment would eliminate the current requirement for 50% of all members to approve future decisions. Instead, decisions would be made through a more standard process - by a majority vote of members present at a meeting.

To do this, an official vote of three quarters of all households must be held.

Before any decision to change the managing agent, we would hold an estate-wide online vote to see if there’s real appetite for change. If the majority support it, we’d then run a competitive and transparent process to find a better alternative.

As it stands, three quarters of everyone in the estate need to agree to amend the rule that would give the community more control.

This is about making your voice count

Three quarters of all households must vote now to empower Residents later

  • Future-proofing decision making
As Kings Moat expands to more than 1,400 homes, achieving a 50% owner-wide vote will become nearly impossible. Changing the Articles in the Contract now ensures we can still make important decisions in the future without being gridlocked.

  • Empowering residents
The proposed change would allow residents to take action to address poor performance - especially when quick decisions are needed (e.g. managing agent performance, urgent repairs or contract changes).

  • Maintaining property values
A well-managed estate protects everyone’s investment. This change supports responsive, proactive management, which in turn helps sustain and increase property value.

Acting while it's still possible

With just 700 homes currently occupied, achieving a vote from three quarters of all households is challenging but realistic. Once the estate reaches 1,400 homes, organising and reaching that percentage may be unachievable

🚫 What’s the problem?

🔹 To make any change to the contract with RMG, 50% of all households must vote “yes, to make a change”
🔹 Even if most voters want change, this will fail if others don’t vote.

✅ What’s the solution?

Switch to a majority of those who vote - as in most elections.

✔️ Fair
✔️ Democratic
✔️ Gives residents real power

🗳️ What can we do?

If the 50% rule is removed, we can:
🔹 Hold an estate-wide online vote on replacing RMG
🔹 Run a fair and professional process to choose a better company - but only if residents want to

📢 We need your support!

To change this rule
✔️ Three quarters of all households need to agree now

choose better management of the Estate

Update April 2025

  • The meeting RMG were scheduled to attend on 4th April was cancelled by them, and no alternative date has been proposed at this time.
  • Some additional maintenance work has been carried out on the estate recently, including the removal of moss from the footpaths and completion of edging. While we cannot confirm, this may be linked to the previously scheduled visit by Jemma. However, several outstanding issues remain unresolved, including the replacement of dead plants and the topping up of bark in landscaped areas.
  • The Beehive sign has now been repaired, following damage caused by RMG’s gardening contractor.
  • RMG had committed to calling an Annual General Meeting (AGM), which has not yet taken place. They also stated there would be quarterly meetings with residents—these have also not occurred.
  • We have requested information on the areas due for handover from the developers so that these can be inspected prior to transfer; however, no details have been provided so far.
  • Additionally, we have asked for a breakdown of recent expenditure, and we are still awaiting the annual accounts for the period ending December 2024. Note that these accounts are legally required to be distributed to all owners by the end of June.

We are continuing to pursue a proposed amendment to the Articles of Association for Wrexham Road Management Company. The aim is to remove the current requirement that 50% of owners must agree in order to replace RMG. This change would not trigger immediate removal but would instead make future change possible and more practical as the estate continues to grow.

In the coming weeks, residents can expect to be contacted as we begin collecting proxy forms in support of this proposal.

Thank you for your continued engagement and support.

January 2025

Kings Moat Residents’ Association met with RMG in late 2024 to address concerns, including instances of overcharging and inadequate service. As a result, we secured a rebate for all accounts.

Additionally, we received assurances that certain costs will not increase in the near future.

KMRA remains committed to ensuring that RMG only assumes responsibility for land that is in a suitable condition for handover and that RMG provide the services they are being paid to deliver, without unjustified charges.

We are also actively working to remove restrictive clauses that prevent us from selecting an alternative management agent if RMG fails to meet expectations in the future.

Kings Moat is within the parish boundary of Dodleston Parish Council.

Thanks to Parish Council support, our communities can stay connected and informed.
